The best time to draw in prospective buyers is right when the home hits the market. Overpricing a home runs the risk of reducing your buyer audience right out of the gate. Even worse, some buyers perceive a home that’s been on the market for too long as a “red flag”. I run a deeply thorough comparative market analysis that goes beyond simple square footage and number of bedrooms. I adjust for factors such as upgraded flooring and fixtures, and additions like backsplashes and countertops. This maximizes the value of your home without the dangers of overpricing.

According to a 2021 research study conducted by the National Association of Realtors, 63% of agents said that buyers believed homes should look like they were staged on TV shows. Furthermore, 82% of buyer's agents say staging makes it easier to visualize the property as a future home. And, in a 2021 RESA study of 4600 staged homes, 73% sold for over asking.

PREPARING YOUR HOME TO SELL

After we decide upon a listing price, I ask the owner of the nationally awarded staging company, Staged to Sell, to perform a preliminary walkthrough of the home. This provides the client guidance to prepare for staging, while suggesting organizational and decluttering efforts along the way. Clients can choose to do as much or as little as her guidance proposes, but experience shows that this is a crucial, differentiating step that will set your home apart from all others on the market.

Factors like proper lighting and staging historically draw in buyers (and exceptional offers) much faster. As part of the same 2021 NAR research study, buyer’s agents agreed that having photos (83%), videos (74%) and virtual tours (73%) of a staged home available was more important since the beginning of the Covid pandemic.
